I’ve a factory term loan with CIMB outstanding RM300k with BLR ++ for 3 yrs already. Now the factory is worth more than double the outstanding loan. I need RM100k short term loan for business expansion. How to go from here.. Pls advise…

I am surveying for refinancing package. My current loan do not have lock in period. It is a 30 years loan, and now in the 3rd year payment.I am looking for zero entry cost package. Further,I did not take any MRTA, instead, I took a life insurance under the Bank’s panel and assigned it to the bank. Do I need to cancel the insurance if I refinance with another bank?

I purchase an apartment in year 2004 with a housing loan of RM117,000.00. The rate as as follows:- 1st year 2.5% fixed.2nd year -1% above BLR, 3 & 4 year 0.28% above BLR, 5th year onwards 0.25% above BLR. I lost my job in year 2005 and had some problem in housing loan payment. The bank revised the facilities and the new rate was 1.28% above BLR with effect from 14 sept. 2005. In 2008, I am in a better financial position and I requested for the bank to lower the interest rate and in late 2010, the interest rate was then reduced to BLR -1%. My present loan amount as at to-date is RM91,000.00. Pls advise me whether should I refinance my loan to get a better deal or should I stay on with my present bank. Another question, I intend to take a loan to buy another apartment for RM150,000.00. Pls advise what is the best deal in town? Thanks.

I am looking towards refinancing my home. I took a loan from PB in 2002 with the current rate running at BLR+0.6%. My loan was for 20 years and it has now reached 8th year. It is no longer under lock in period.
My house is at Kesuma Lakes, Beranang,Selangor. A double storey terrace house with a land area of 2234sqf and built up of 2100sqf. It is about 5 miniutes from TESCO Semenyih.
I took a loan for RM161K and now have a balance of RM90k. I am looking for refinancing of RM200k.
Could you kindly advise what will be the best package for me?

My existing house was first purchased in 1996 and it was then refinanced to UOB at end 2007. Currently I am planning to withdraw from EPF to reduce the loan balance then refinance the house. Main purpose if to get some cash for clearing debts. My queries are:-
1. Is this a feasible idea?
2. Is it advisable to refinance within UOB or to look for another bank, in term of timeline and charges?
3. I am currently 50yo. How many years of repayment am I eligible for please?
Would appreciate if you could advise on the above queries please.
