100% HOME LOAN FOR FIRST-TIME BUYERS

Budget  2011

Those with income below RM3000 need not make down payment on house.

First-time house buyers with a family income less than RM3000 per month can obtain addtional 10% loan under the My First House Scheme (SKIM Rumah Pertamaku). home loan

The 10% down payment will be guaranteed by Cagamas Bhd for houses priced below RM220,000. This will allow the first time buyers to obtain 100% home loan.

They will also be given stamp duty exemption of 50% on instruments of transfer on a house not exceeding RM350,000.

The government also proposed a stamp duty exemption of 50% for loan agreement instruments to finance first-time purchasers.

There will also be a housing assistance programme with an allocation of RM300mil for the construction and repair of some 12,000 houses nationwide – particularly in Sabah and Sarawak.

For estate workers, the Government will help them own houses under a RM50mil housing sponsorship scheme.

The scheme is open to all Malaysian estate workers to assist them in obtaining home loan with a maximum of RM60,000 for the purchase of low-cost houses at 4% interest, and repayment period of home loan up to 40 years, which can be extended to the second generation home loan.

For government servants, the goodies include an increase in the maximum loan eligibility from RM360,000 to RM450,000 effective Jan 1 2011.

    hello.i have made a deposit for booking the house and still not signing SPA. according to the developer, SPA will will be signing next year after the project start(march 2011). am i deserve to apply this scheme?

    would it be more burden if the loan is approve 100%, how about the monthly instalment and also the interest rate.
    i heard the BLR is forseen to higher soon…
    other things it is eligible to all malaysians is it? no matter you are goverment servant or in you are in private sector.

      The new budget 2011 is new to all of us. We yet to receive any memo on this.

      If 100% loan , the monthly instalment definitely will be higher since the loan amount is higher too.

      From my personal opinion, i do feel BLR will increase for at another 1-2 rounds before it stabilise.

      Eligibility wise, we need to wait for the official memo issue to all the respective parties involve.

    hi there, i already sign the s&p of house but not yet start pay the monthly installment as the house still in progress of constructing. if i want change to 100% loan that announce in budget 2011, would that possible because am also haven’t pay the down payment. i knew that there would be penalty and other charges would be included and is the interest rate is based on BLR or pegged at any number? any good advices from you? thank you

    from the budget 2011, here we know a young man can buy a house without paying the 10% down payment , let say a house worth RM200,000 where the BLR rate is 6.3%, for 30 year of installment we have to pay RM 1237.95 each month and the total interest paid is RM 245660.41 , here if BLR is not decrease but increase , it will cause a very burden load for paying RM 1237 while the salary is only RM 2200.
    While now when the BLR increase to become 6.8% ,the monthly installment have to pay is RM1303, it seem that the budget 2011 are not bring a better situation for consumer.
    Anyone can foreseen the BLR adjustment?? whether it will increase , remain or decrease?? Thank for any review!

    Hi, I am not married. My fix gross income per month is RM 3780. I do not have any loan commitment at the moment. I am only 25 years old currently. I am interested in a sub sale condominium @ Bandar Puteri Puchong which is RM 270,000. But according to a Valuer from Standard Chartered, the unit which i am referring to does not worth that value. They are only willing to value the property @ RM 250,000. But i am currently renting one of the other unit @ RM1000.00/m. The owner refuse to sell the unit lower than this price. How can i convince the financial/bank to accept my loan application for RM 270,000?

    I’m first time buyer,my basic RM 2900 and i wish to buy my dream house RM 180k can i borrow 100%? or the banker will qualify my income to eligible loan RM 150k only.Then if i can loan 100%, i need to pay 10% down payment 1st or direct loan 100% no need to pay anymore?If the 100% loan execution, where the way i can get to know?     Is it the scheme requirement is base on basic pay or nett pay??
    Is it this scheme is for new house( from Developer)only, how bout buying from 2nd or 3rd party????

    Hi,
    I would like to purchase a house now, but when the stamp duty exemption of 50% will be take effect? According to one of lawyer firm, it is not yet implement now, no instruction given yet, so if I have my S&P process now, they will not give me the stamp duty exemption, I still need to pay full. Is this correct? Or any ideas when it will be take effect? Or where I can get the info?

    I also the first time buyer with salary rm4100.My question is :-

    I plan to buy 30 yrs old house @ rm 205,000.
    Currently I’m paying as follow :-

    1. Car payment = rm 1100
    2. Credit Card limit = rm 3000 (monthly around rm 150)
    3. Personal loan = rm 136 (last payment june 2011)

    Basis abouve kindly adv my eligibility to buy above house.
